Simsbury was incorporated in 1670. A charming, quintessential New England community, with a rich heritage, it is scenically located along the banks of the Farmington River.


Simsbury Town Green and Band Shell

Comprised of four communities; Simsbury Center, West Simsbury, Weatogue and Tarrifville, Simsbury keeps getting better and better. This is the town in the valley that already consistently ranks at the top of all of the state's quality-of-life charts, so getting better is hard to imagine. Careful planning and development decisions continue to reap big benefits. Simsbury has more protected open space, an attractive town center, plenty of history and charm along with numerous recreational options and cultural attractions. Not only is the Simsbury lifestyle very inviting, but the school system in Simsbury is excellent as well. Homes here include impressive neighborhoods of stately traditional homes, elegant contemporary colonials, inviting condominium communities, upscale over 55 communities, and historic restorations.

Special Places

The Heublein Tower
Route 185 on Talcott Mountain. The 165-foot tall structure atop Talcott Mountain is the Valley's most visible landmark. Now a part of Talcott Mountain State Park, it was built as a summer retreat, between 1911 and 1914, by Gilbert Heublein of Heublein, Inc., distillers. Open to the public-a nice 30-minute hike up, with gorgeous valley views.



Simsbury Farms Golf Course

Simsbury Farms Recreational Area
Old Farms Road, West Simbury. Previously an apple orchard, now a treasured town recreation facility. A top notch golf course, tennis and paddle tennis courts, skating rink, three swimming pools, playground, and restaurant, all open to the public.

ISCC - Youth Hockey

International Skating Center of Connecticut
Route 10, north of Simsbury town center. 860-651-5400. Oksanna Baiul trained here, Victor Petrenko and Ekaterina Gordeva still do. So do lots of other up-and-coming skating stars. Skating lessons, community skating, and hockey going on all the time. Regular shows by the stars, too.


The Gymnastics Training Center
Hopmeadow Street, Simsbury. Since 1976. An 11,000 square foot facility with the latest and most innovative gymnastics equipment available. Programs for children as young as 3! Vacation mini-camps and programs for aspiring Olympians. Teams compete on a state and regional level.

East Weatogue Historical District
Route 185 to East Weatogue Street. Rosedale Farm has designer produce; Caldeira Nurseries the most coveted mums; and J.T. Hall's little farm stand is a subtle work of art with its heirloom veggies and Cinderella pumpkins.


The Tariffville Gorge

Tariffville Gorge
Route 315 to 189 east to 187 north. Cross river on 187, first right on Spoonville, right onto Tunxis at the bottom of hill. Go under Rt. 187 bridge to foothill trail to beach. The most challenging whitewater on the Farmington River. Has hosted a variety of national canoe and kayak competitions, including Olympic trials. See www.americanwhitewater.org/rivers

The Pickin' Patch
Route 185 to Nod Road, south past Tower Ridge Country Club. 860-677-9552. Family-operated by the Woodfords since 1666! Flowers in spring, Christmas trees in December, and the Valley's finest produce all summer and fall. Hundreds of acres of pick-your-own products and a brimming farm store.

Tulmeadow Farm
Farms Village Road, West Simsbury A 270 acre farm, now owed by the Simsbury Land Trust. An idyllic landscape with cows, barns, bountiful farm store and the best ice cream on earth!

Riverdale Farms Shopping
Sixteen buildings with over 50 retail shops, restaurants and services; quaintly nestled where an old 19th Century dairy farm was located.

Buying Land and New Construction >How Easements Affect Your Land

It is extremely important to discover whether there are easements on undeveloped land you are thinking about buying. An easement is the legal right to use another person's land for a specific, acknowledged purpose. Easements can significantly affect your development and use of the property.

A typical easement might permit the use of a dirt fire road that cuts through both the neighbor's property and your land. The road provides access to both properties, and your neighbor has to drive through yours to get to his. The house you build has to be situated ten to fifteen feet away from this access road. If the road cuts through the middle of the lot, you might have difficulty finding room for the house you want to build.

Consult with your real estate agent, an attorney or a title researcher for accurate information about the easements. When making an offer on undeveloped land with an easement issue, be sure to include a contingency that you must approve of any existing easements, or the offer is null and void.
